When a client marks "locator" or "real estate agent" as their referral source on the application, the communities compensate us with a referral fee from their marketing budget.
When is the best time to start the search?
For best results, start your search for a new community 30-60 days in advance.
New communities offer up to 60 days at no cost on units ready immediately, allowing you to see the exact unit and secure your ideal move-in date.
Established communities are well-informed about renewals and move-outs 60 days ahead, so that's when they'll have accurate availability and pricing. They typically allow a two-week hold period without any price increases.
Do we help with find houses?
We collaborate with numerous communities featuring houses and townhouses, but our primary focus is on professionally managed communities rather than private listings.
Since houses are owned by private landlords and each one is unique with countless variables, it is challenging to confidently recommend a reliable experience for house rentals.
How do promotions lower my rent?
When a property offers specials, they typically permit you to split the total dollar amount of the special evenly over each month of the lease to reduce the amount you pay.
Additionally, you can choose to live rent-free for the duration of the special.

Some will require you to live rent free and won't allow you to self prorate the rent though.
What rental criterea is required?
All communities will conduct a background check as part of the application process. This includes reviewing rental history, credit history, criminal history, and verifying income, which typically requires a rent-to-income ratio of 2.5 to 3 times.
Key concerns for credit and rental history include unpaid debts to previous communities, evictions, foreclosures, and bankruptcies.
Criminal history denials are most often due to felonies and misdemeanors related to drugs, sexual offenses, vandalism, and violence.
Generally, these factors can impact your background check for up to 7 years.
Pets - Dog breed and weight restrictions
Certain properties impose breed and weight restrictions, but this is not universal. Some communities welcome dogs of all sizes and breeds, and Emotional Support Animals are exempt from pet restrictions and fees.
Typically, properties limit pets to two, although some may permit three.
Additionally, most communities have limitations on more exotic pets like snakes, birds, fish, rodents, and ferrets.
